Why Melides and Grândola rather than Comporta?

Because the same landscape, climate and international audience are found on the quieter side of the triangle. Apaulinha sits 3 km from Grândola and 17 km from Melides — 26 km from Comporta — in the calmest part of a micro-market that Comporta made famous.

Comporta established the region's reputation; Melides is where that reputation has since migrated in a more discreet register, emerging in recent years as the understated luxury destination of the Alentejo coast — a village that attracts an international set precisely because it does not advertise itself. Grândola, the municipal seat, anchors the area with everyday services and, for Apaulinha, is the authority that licensed the project's "Hotel Rural" classification.

The deeper argument is structural. The whole area is subject to strong planning restrictions, which make buildable land structurally scarce and support value over the long term — but the Grândola–Melides side has developed at lower density and a slower tempo than Comporta's centre. Apaulinha embodies that logic on its own land: nine villas on 12 hectares, using less than half of the authorised building capacity, in a landscape of cork oaks that remains what it was.

Why it matters: buyers here are choosing between two expressions of the same validated market — the established stage or the quiet interior. Apaulinha is deliberately the latter, without ceding proximity to either.
