Who manages the estate day to day?

Day-to-day management at Apaulinha rests with two permanent on-site staff, supported by outsourced specialists, under the governance of the owners' club.

The two resident staff members live in a dedicated dwelling on the property. One covers reception and restauration — welcoming owners and guests, handling arrivals and departures, rental requests and complementary services. The other covers maintenance and estate management — the grounds, outdoor spaces and common equipment. Their permanent presence gives the estate continuity: the same people, on site, who know every villa and every owner.

Everything beyond this core is outsourced to specialised providers: pool maintenance, gardening and tree care, cleaning, linen, catering on request, and accounting and administration. Additional staff cover the resident team's days off and holidays, so the estate is never unattended.

The governing principle is a light, efficient management model with controlled running costs — a deliberate alternative to the heavy permanent payroll of a conventional resort, sized instead to what nine villas actually require. Above the operational layer sits the owners' club: the owners, as shareholders of Apaulinha Management Lda, define and can evolve the operating rules and the organisation of common services over time.

For owners, the practical result is an estate that is professionally kept without institutional overhead, and a management arrangement they collectively control rather than one imposed by an external operator.
