What villa sizes and layouts are available?

Apaulinha comprises nine single-family villas: eight with four bedrooms and four bathrooms, and one smaller villa with two bedrooms. Each home offers approximately 270 m² of interior space and around 380 m² in total once terraces and pergolas are included, set on a plot of approximately one hectare.

The four-bedroom villas are organised around large living areas and large kitchens — generous shared spaces conceived for extended stays rather than occasional visits. Each of these eight villas also has its own private pool. The two-bedroom villa follows the same architectural language at a more compact scale, suited to owners who want the estate's setting and services without the footprint of a family house.

Across the estate, the villas account for 2,300 m² of built area, complemented by 550 m² of common buildings. This is a deliberately restrained programme: the project uses less than half of the building capacity authorised for the 12-hectare site. The undulating terrain places each villa at a different level and orientation, so no two homes read as copies of one another, and each enjoys open views over the surrounding hills.

Each villa carries a name rather than a number — a small detail that reflects how the homes are conceived: as individual works within a shared landscape, not units in a development. The specific names are [Information required from developer].

Why it matters: a portfolio of nine homes on twelve hectares — roughly one hectare per villa — is an unusual ratio in the Comporta–Melides–Grândola area, where most projects are denser. The scale of each house (four full en-suite bedrooms in the main typology) means the villas function equally well as family residences and as homes that host friends comfortably.
