What is included in the purchase?

Each Apaulinha villa is sold turnkey: fully equipped, furnished and decorated, ready to be lived in from the day of handover. Nothing is left as an option or an upgrade — the finished home is the product.

The inclusion that most distinguishes Apaulinha is the furniture. Every villa is furnished with original pieces by the design duo Babzoe & Labrousse — Ambre Marazzi (Babzoe) and Julien Labrousse — created specifically for these homes. These are unique, non-reproducible design works, conceived alongside the architecture rather than selected from a catalogue, and they are included in the sale. An owner does not buy a shell and then commission an interior; the interior is part of what is being bought.

Each of the eight four-bedroom villas also includes its own private pool, and every home sits on a plot of approximately one hectare within the wider estate.

This approach reflects the project's sales philosophy: villas are offered after construction completion, so buyers experience the finished, furnished home rather than a rendering. What you visit is what you acquire — down to the objects on the shelves.

Why it matters: turnkey delivery removes the year (or more) of fit-out, procurement and decoration that typically follows a villa purchase abroad, along with its cost uncertainty. And because the furniture consists of original works made for these specific rooms, the interiors hold together as a single authored composition — and cannot be replicated elsewhere.
