What are the shared spaces and who owns them?
Apaulinha's shared spaces are owned and operated through Apaulinha Management Lda — the estate's operating company — in which every villa owner holds shares. Owners therefore do not merely have access to the amenities; collectively, they own the company behind them.
The shared estate comprises, in brief: a reception and restaurant building with breakfast, a simple snacks menu and a selection of wines and local products; a spa and gym with sauna, cold bath and a multi-purpose fitness room, with a massage room planned; the Bunker Bar, a small underground bar with a high-end urban spirit for evenings among friends; the Tree House, a secluded space for reading and work; the Shelter, a common building for outdoor equipment — e-bikes, surfboards, sports gear — where residents can also store their own; a Kids Room; a padel court with night lighting; and a natural lake at the edge of the property for swimming. In total, some 550 m² of common buildings serve the nine villas.
After construction completes, this common infrastructure is contributed in kind to the capital of Apaulinha Management Lda, and each purchase includes a shareholding in that company (25% of the price). The arrangement means the amenities are an asset the owners hold, not a service they rent — and their upkeep, evolution and operating rules sit with the owners' club rather than an outside operator.
