How secure and private is the estate?

Privacy at Apaulinha is built into the land itself. The estate covers 12 hectares of undulating terrain, and each of the nine villas sits on a plot of approximately one hectare, at its own level and orientation — the topography gives every home natural visual independence, with open views over the surrounding hills rather than over the neighbours.

The layout reinforces this. The estate uses less than half of its authorised building capacity, a deliberately low density; existing dirt tracks are kept away from the homes; and internal circulation follows stabilised compacted-earth paths through cork oaks. The result is an estate where nine households coexist without seeing or hearing one another.

Presence, rather than apparatus, provides the human layer of security: two permanent members of staff live on the property in a dedicated dwelling, so the estate is inhabited and watched over year-round, with additional staff covering their days off and holidays.
