Each Apaulinha villa stands on a plot of approximately one hectare, and the estate's topography does the rest: the undulating terrain places every home at a different level and orientation, creating natural visual independence between neighbours.

Rather than engineering privacy with walls or planted screens, the masterplan works with what the 12-hectare site already offers. Villas are positioned across the folds of the land so that each looks outward — over the surrounding hills — rather than at one another. The cork oaks that dominate the estate add a further layer of natural separation, and the existing dirt tracks that cross the property are kept away from the homes, so circulation never passes close to a villa.

The density figures underpin this experience: nine homes on twelve hectares, using less than 50% of the authorised building capacity. Privacy here is a consequence of restraint in the plan, not an amenity added afterwards.

Why it matters: in a shared estate with common services, the balance between community and seclusion defines daily life. Apaulinha's owners have the estate's amenities available when wanted, and a genuinely private house — with its own hectare and its own horizon — when not.
