How much do the villas cost?

Final pricing at Apaulinha has not yet been published. As an indicative range, the four-bedroom villas are positioned between approximately €2.5 million and €2.9 million [to be confirmed by the developer]; definitive prices will be released when sales officially open, and are otherwise available on request.

The reason there is no published price list today is structural rather than tactical. Apaulinha's strategy is to sell after construction completes, when buyers can stand in a finished, furnished villa rather than commit to a plan. Prices are set for that moment — the completed product — and follow an ascending ladder through the sales cycle rather than the off-plan pattern of early discounts. The earliest buyers, through the Founding Members programme, access the base of that ladder; later tiers rise to roughly 112–115 and then 125–130 against that base. At no point does Apaulinha discount: with nine villas in total, scarcity, not promotion, governs pricing.

For orientation, the surrounding market averages €8,000–9,000 per square metre for comparable quality [to be confirmed by the developer]. Each Apaulinha villa is delivered turnkey — fully equipped, furnished and decorated — on a plot of approximately one hectare, with a shareholding in the estate's operating company included in the price, so the figure represents a complete, ready-to-live product rather than a shell.

Buyers who join the interest list during construction receive pricing details first and hold priority when sales open.
