Can I rent out my villa?

Yes. Every villa at Apaulinha can be placed in a centralised rental pool operated by Apaulinha Management Lda, the estate's dedicated operating company. This is a standard model for integrated tourist resorts in Portugal, from the Alentejo to the Algarve.

The arrangement follows directly from how Apaulinha is structured. The estate — nine villas on 12 hectares near Grândola — is developed within a rural tourism framework, under a "Hotel Rural" classification licensed by the Municipality of Grândola. This classification allows the property to operate common buildings and hotel-grade services, and it gives each villa a legitimate, licensed route into the short-stay rental market rather than an improvised one.

Apaulinha Management Lda handles the tourist operation of the resort as a whole: rental management, hotel services, the common infrastructure and its maintenance. After completion, the shared tourist infrastructure — reception, restaurant, spa and collective equipment — is contributed in kind to the capital of this company. Owners are not outsiders to this arrangement: each purchase includes shares in Apaulinha Management Lda, so the people whose villas generate rental income are also shareholders of the company managing it. Interests are aligned by design.

In practice, day-to-day rental activity is supported by the estate's permanent on-site team. A resident member of staff dedicated to reception and restauration handles guest and owner welcome, arrivals and departures, rental requests and complementary services, so a rented villa is looked after by people who live on the property rather than by a remote agency.

For context, the local market for comparable villas is well established: four-bedroom villas with pools in the region achieve €800–1,800 per night depending on season and standard, with demand concentrated between May and September. These figures are market estimates drawn from comparables, not guarantees.

Why it matters: a licensed rental framework with a single professional operator removes the two usual burdens of holiday letting — regulatory uncertainty and self-management. Owners who wish to generate income from their villa can do so through an organised, mutualised system; the precise operating rules can be defined and evolved by the owners' club that gathers all nine owners.
