BUYING PROCESS

Can I obtain financing as a non-resident?

Yes. Portuguese banks routinely lend to non-resident buyers, and mortgage finance is available for a purchase at Apaulinha. As a general indication of market practice, non-residents can typically borrow up to 60–70% of the property value (loan-to-value), with the balance funded as equity.

These figures are indicative only: actual terms depend on the lender, the buyer's income and residence country, currency considerations and prevailing rates, and each bank applies its own criteria. Non-resident lending is nonetheless a well-established segment of the Portuguese mortgage market, and international buyers in the Comporta–Melides–Grândola area finance purchases through Portuguese banks as a matter of course.

Practically, buyers who intend to borrow should begin conversations with banks or a mortgage broker early — ideally around the time of joining the interest list — since credit approval can run in parallel with the purchase steps and the required documentation (proof of income, tax returns, bank statements) takes time to assemble. A Portuguese NIF and bank account are prerequisites for completion in any case.

Because financing terms, cross-border tax treatment of debt and the structure of the acquisition interact in ways that are personal to each buyer, we recommend taking independent financial, legal and tax advice before relying on any particular financing assumption.
